POSITION SUMMARY: The Special Projects Financial Analyst is responsible for coordinating, developing, and reporting financials related to projects, including community improvement district (CID) and transportation development district (TDD) projects and the homeownerβs association (HOA), while also supervising HOA staff and maintaining organized project documentation for both the Projects and HOA departments.

ESSENTIAL FUNCTIONS:
- Maintain accurate and up-to-date electronic and physical filing systems for project and HOA financial and other official documents.
- Prepare communications, such as letters, emails, reports, presentations, and other correspondence, often of a highly sensitive and confidential nature.
- Maintains reports on project finances throughout all steps of the project, including pre-opening budgets.
- Organizes monthly reconciliations of project and HOA finances.
- Reviews estimates and conducts industry standard comparisons as well as multiple bid comparisons.
- Assists with developing capital project forecasts and cashflows across multiple CapEx & OpEx
- Coordinates and manages procurement of furnishings, imagery, and equipment for projects.
- Oversees day-to-day operations of HOA, including vendor relations, maintenance scheduling, resident communications, and enforcement of community policies to ensure smooth functioning and compliance.

EXPERIENCE/QUALIFICATIONS:
- Minimum Degree Required: Bachelor's Degree in Business Administration, Accounting, Finance or another relevant field.
- Years of experience: 5+ years of experience in project manager, finance and accounting
KNOWLEDGE, SKILLS, AND ABILITY:
- Excellent verbal and written communication skills.
- Thorough understanding of Generally Accepted Accounting Principles (GAAP).
- Thorough understanding of Generally Accepted Auditing Standards.
- Thorough understanding of methods of systems analysis and the principles, design, and procedural methods used in big data analysis.
- Thorough understanding of project management.
- Excellent organizational skills and attention to detail.
TRAVEL REQUIREMENTS:
- May occasionally be required to travel to other locations within the Ozarks region to support project or HOA-related activities.
- Overnight travel is rare and typically not expected.
PHYSICAL REQUIREMENTS:
Regularly sits, and does computer work.
Occasionally walks and stands.
Seldom/Never lifts up to 50 lbs.
INDEPENDENT JUDGEMENT:
Performs duties within scope of general company policies, procedures, and objectives. Analyzes problems and performs needs assessments. Uses judgment in adapting broad guidelines to achieve desired result. Regular exercise of independent judgment within accepted practices. Makes recommendations that affect policies, procedures, and practices.
