Position Summary
The Sales & Marketing Analyst supports the Vice President of Sales by providing analytical, reporting, and pricing support across the City Ventures portfolio. This role is responsible for compiling competitive intelligence, maintaining accurate sales and marketing data, supporting pricing analysis, and ensuring alignment between approved business plans, pro forma budgets, and buyer-facing materials.

The Sales & Marketing Analyst works cross-functionally with Sales, Marketing, Finance, and Project Management to support informed pricing decisions, accurate marketing execution, and clear communication to sales teams. This role is analytical and advisory in nature and does not have final pricing authority or people-management responsibilities.

Essential Duties and Responsibilities
Β
Competitive Intelligence & Market Monitoring
- Compile and maintain competitive reports for all active and upcoming communities, including:
- Competitor base pricing and incentives
- Deal structures and concessions being offered
- Standard specifications versus upgrades
- Finished-home features and buyer value differences
- Monitor changes in competitor pricing, incentives, and product offerings and distribute concise updates to Sales leadership.
- Track resale pricing, resale sales rates, and local market activity relevant to City Ventures communities.
- Monitor interest rate trends and lender program changes and prepare clear summaries for dissemination to sales teams.

Pricing Analysis & Support
- Create charts, graphs, and data summaries to support pricing discussions and release decisions.
- Assist with pricing scenario analysis based on competitive positioning, market conditions, absorption trends, and buyer response.
- Support recommendations regarding base pricing ranges and pricing adjustments, recognizing that final pricing decisions remain with executive leadership.
- Track pricing changes over time and maintain historical pricing records by community and plan.
Sales Performance & Absorption Analysis
- Track sales pace, absorption, and conversion metrics by community, release, plan type, and lot characteristics.
- Identify trends, risks, and opportunities related to sales absorption rates and market response.
- Prepare recurring sales performance summaries and dashboards for internal review.
Business Plan & Budget Tracking
- Complete and maintain sales and marketing business plan materials using approved pro forma assumptions and budgets.
- Update monthly actuals for both capitalized marketing and expensed marketing budgets.
- Partner with Accounting and Marketing to ensure reporting accuracy and alignment with approved budgets.
- Assist with variance tracking and explanations related to marketing spend and performance.
Product & Spec Data Management
- Work with Project Management to maintain accurate and current project specifications, including square footage, room counts, plan configurations, and key product details.
- Ensure updates to product information are reflected consistently across internal documents and buyer-facing materials.
- Support version control and documentation for plan and spec changes.
Pricing Lists & Marketing Accuracy
- Complete and maintain pricing lists accurately for all communities and releases.
- Audit marketing materials, sales collateral, websites, MLS listings and digital assets to ensure pricing and product information is correct and current.
- Coordinate corrections with Sales and Marketing teams when discrepancies are identified.
Reporting & Executive Support
- Prepare charts, graphs, and summary materials for pricing reviews, executive meetings, and internal strategy discussions.
- Respond to ad hoc analytical requests related to sales performance, pricing, incentives, and market conditions.
- Maintain organized data files, reports, and tracking tools to support ongoing analysis and future planning.

Position Requirements β Qualifications, Experience and Education
Β
- Experience in sales analysis, marketing analysis, real estate, homebuilding, finance, or a related field preferred.
- Strong analytical skills with the ability to translate data into clear, actionable insights.
- Advanced proficiency in Excel and comfort creating charts, graphs, and structured reports.
- Strong attention to detail and commitment to data accuracy.
- Ability to manage multiple priorities and deadlines across multiple communities.
- Strong written and verbal communication skills.

Compensation: $70,000 Annual Salary with additional Discretionary Bonus amount to be determined.
